Uniciti launches the first phase of its residential development - Oceanside - with an offer of exceptional serviced plots of land, ready for construction. Oceanside comprises 3 distinct neighbourhoods, namely «The Village», «The City Garden» and «The River».

With harmonious development being the driving force, future residents have a place where they can feel safe whilst enjoying a dynamic lifestyle at the heart of luxuriant nature. The first phase is open to Mauritians and Expatriates holding a Residence, Occupation, or Permanent Permit. Oceanside precinct is wholly part of Medine group's Smart City, which enjoys an idyllic location on the West coast sprawling over a surface area of some 28 hectares on breathtaking elevations overlooking Flic-en-Flac.

Designed by a team of international and local experts to present an original design concept - notably of ‘pocket neighbourhoods’, which is a first-ever in Mauritius. The initial development phase comprises 272 serviced plots of land, proposing a wide range of surface areas: from 375m2 to 1,520 m2 with prices starting from Rs 3.1 million (USD 76,000).

Located at the west end of Uniciti, Oceanside reconciles novel urbanism with unique art of living that promises a smart lifestyle. Sustainability, a fundamental principle, is translated through the spatial, ecological, economic and social aspects of the development. The ‘pocket neighbourhoods’ come with their own architectural character while setting its distinctive ambience with this new urbanism approach, being a first-of-its-kind in Mauritius.

A flagship of novel urbanism principles, this first phase of Oceanside residential development offers an impressively wide-open circulation network with views onto the beautiful surrounding landscape, which also enhances natural airflow and offers a large ratio of green spaces. The architectural principles are simple yet smart: wide roads bordered by tall trees, long-distance perspectives, low-rise construction favouring horizontal lines and lively colours, are the elements which compose an overall modern and sober feel for a signature style.

Owners benefit from the exceptional location on the West Coast with its international schools, sports and medical centres, Unicity office park and the Cascavelle shopping mall enhancing its attractivity. Not far off are some of the region’s favourite leisure destinations such as Casela Nature Parks, Yemen nature reserve, Tamarin Hotel and Golf Club, and Cavalia horse riding centre. Last but not least, it's a short drive to Flic-en-Flac’s exquisite beaches and the iconic surf spots of Tamarin Bay.

The 272 serviced plots are spread across three distinct neighbourhoods with the fundamental design principle lying in sustainable development as translated in its architectural and landscaping model.

«The Village» is nearer the centre with its design concept favouring a colourful architectural style with a palette of greys, turquoise and green. This neighbourhood comprises 95 plots ranging from 375m2 to 1,240m2.

«The City Garden» borders the south of Oceanside blending modern architecture into luxuriant nature. This neighbourhood offers 67 plots from 452m2 to 1,525m2.

«The River» occupies the northwest boundary of Uniciti Smart City. This area is the more peaceful and greenest neighbourhood of Oceanside which inspires its architectural style that translates its privileged connexion with nature. The River offers 110 plots from 450m2 to 1,475m2.

Investing in the Smart City

As per the recently defined new guidelines of the Economic Development Board (EDB), expatriates living in Mauritius can now acquire residential serviced plots of land within Smart Cities, provided that construction is completed within a 5 year period.

A significant advantage attached to this new scheme is that once the residential unit has been completed, the respective owners whether expatriates or citizens, can sell the property to any other Mauritian or foreign citizen across the world - regardless if the second buyer holds a residence/occupation/permit or not. This is a major asset indeed considering the size of the international market this opens up to the owner for secondary resales.
