Verdant Garden Phase 3, currently under construction at Côte-d'Or Technopole, will be the first purpose-built serviced apartment complex co-located inside a business park on the island. It is not a hotel. It is not a standard residential scheme. It is something in between.
A serviced apartment is a fully furnished, professionally managed unit. Unlike a conventional apartment, it comes with cleaning, concierge, and maintenance services included. And like a hotel room, it can be held as a medium or long-term lease (daily, monthly, or annual), making it the natural home for expatriate professionals, corporate relocations, and executive tenants. Yields on conventional apartments in Mauritius typically run between 3% and 5%. A managed serviced apartment targeting corporate occupants projects between 6% and 9%.
Why Côte-d'Or, not Ebène?
Ebène CyberCity, the original technology hub of Mauritius, is saturated. Land is scarce, traffic is dense, and residential stock near Ebène has never kept pace with office supply. Verdant Garden is the residential brand of NeXTeracom. The group already manages 20 office and residential buildings across Port-Louis and Ebène, covering 250,000 square metres and recognised that constraint early and moved its next major bet east.
Côte-d'Or Technopole is a government-backed masterplan on 143 arpents of central plateau land, designed to equal Ebène in scale. NeXTeracom committed Rs 4.5 billion to another company NeXEra, a LEED-certified green office campus of six towers at the heart of the park, welcoming its first tenants in late 2025. Ocorian, Moore Global, and Rank Interactive are already on site.
The logic for Phase 3 is clear. Those multinational employers bring expatriate staff who need furnished, managed housing within walking distance of their desks. Verdant Garden steps in to meet that demand with a total investment of Rs 800 million and 300 units delivered under the VEFA off-plan scheme, with completion targeted for June 2027.
