FERNEY Tropical Agrihood is continuing its development with The Orchards, a new low-density agri-residential neighbourhood officially launched in September 2026. Public sales will open from 30 September 2026. Located within the FERNEY estate in Mauritius’s south-east, the project combines sustainable housing, agroecological farming, environmental preservation and local value creation.
The Orchards comprises 54 individual plots ranging from 27 to 50 perches, intended for single-storey homes designed in accordance with a dedicated set of architectural guidelines. Built development will remain limited in order to preserve the site’s natural and landscape balance. Infrastructure planning also incorporates stormwater management, crop irrigation and sustainable drainage systems, or SuDS, supporting flood-risk management, water quality and biodiversity.
The development is distinguished by its shared co-owned orchard, which will be operated with the support of FERNEY Agro Services. Avocados, soursops, bananas, mangoes, lychees, vegetables and herbs will be grown using natural and sustainable methods. This agricultural component forms part of each purchaser’s investment, allowing owners to benefit from farm-related income without having to manage crops directly or build agricultural expertise themselves.
“For FERNEY The Orchards, as for the preceding FERNEY Farm Living development, we have prioritised the adoption of ‘farm-to-fork’ practices and selected a low-density residential model. This enables us to promote a healthy lifestyle, an environment conducive to well-being, a circular economy and a reduced carbon footprint, while integrating the project into the site’s natural beauty,” says Luke Maurel, Head of Business Unit at Ferney Ltd.
The development forms part of the wider FERNEY Tropical Agrihood vision, combining sustainable agriculture, an eco-village, ecotourism and low-density residential areas. According to Ferney Ltd, built development will account for only 6% of the estate’s 3,000 hectares, primarily on former sugarcane land, without affecting the FERNEY forest conservation area.
“The agricultural output of FERNEY The Orchards will provide a new source of healthy food for FERNEY and the surrounding region through the ‘farm-to-fork’ concept, while contributing to food security and job creation,” adds Luke Maurel.
