Phoenix Central earns LEED Gold certification, a global benchmark in sustainable real estate

Phoenix Central, a flagship asset in the Currimjee Real Estate portfolio, has been awarded LEED (Leadership in Energy and Environmental Design) Gold certification by the U.S. Green Building Council (USGBC), one of the world’s most widely recognised benchmarks for environmental performance in buildings. This distinction highlights the sustainable modernisation potential of the Mauritian property stock and shows that an existing building can reach international environmental standards without being rebuilt.

Beyond the certification itself, this recognition underlines a major issue for the real estate sector: the ability of an existing commercial building to meet international sustainability standards without demolition or full reconstruction. In a context where ESG criteria and operational efficiency are increasingly decisive, Phoenix Central demonstrates that an existing property portfolio can be upgraded to meet the highest environmental requirements.

LEED certification assesses buildings against several criteria, notably energy efficiency, sustainable mobility, resource management, building operations and occupant well-being. Projects can achieve four certification levels: Certified, Silver, Gold or Platinum.

The initiative required an investment of Rs 100 million, dedicated to the building’s environmental and operational upgrades, which now directly benefit the 21 companies and 700+ occupants of the property.

A model for future developments

Among the benefits observed are notably better indoor air quality, improved occupant comfort, optimised operating costs and enhanced overall building performance.

“Obtaining LEED Gold certification for an existing commercial asset is a particularly demanding process,” notes Sanjiv Mihdidin, CEO of Currimjee Real Estate. “Unlike new developments designed from the outset to environmental standards, existing assets must demonstrate measurable performance, continuous operational excellence and rigorous environmental management in a fully operational environment. This certification confirms Phoenix Central’s positioning as a forward-looking destination and shows that it is possible to support the sustainable transition of the existing property stock without starting from scratch.”
