Nouvelle Usine (Evolis Properties) lands Mauritius's first LEED Platinum

Evolis Properties obtained LEED Platinum certification this August for its Nouvelle Usine building. It is a first for this level of sustainability certification in Mauritius. Evolis thereby confirms its leadership in the development, fit out and management of sustainable buildings, with proven expertise across its entire property portfolio in various regions of the island.

Ebene Skies, another Evolis building, has also obtained LEED Gold certification. Both Evolis buildings are certified specifically under the LEED Operations and Maintenance: Existing Buildings (O+M: EB) rating system.

LEED certification (Leadership in Energy and Environmental Design) covers four levels: basic certification, Silver, Gold and Platinum, the last being the highest. LEED is the international benchmark for recognising the sustainable character of buildings. Launched by the US Green Building Council, it covers more than 185 countries and its mission is to scale up action on building decarbonisation, strengthen the resilience of communities, restore ecosystems and improve the wellbeing of occupants.

LEED O+M: EB assesses the environmental performance of existing buildings, focusing on areas such as energy efficiency, water management, waste reduction, indoor environmental quality and sustainable operations. Unlike certifications obtained at the design or construction stage, it recognises the continuous effort made to operate and maintain buildings more efficiently and in a manner more respectful of the environment.

Constant commitment to sustainability

Energy efficiency

Nouvelle Usine is a 12,000 m² building, regenerated from the former Floréal Knitwear premises at Mangalkhan. It houses offices, a wellness centre, dining spaces and shops, and sits within a lively neighbourhood. This regeneration, through the intelligent use of the structure and of part of the furniture and fittings from the former industrial activity, and thanks to a modern interior layout and decoration favourable to energy savings, has given the place a new life and has contributed to a new dynamic in the district where it stands.

Energy and water consumption, along with waste treatment, are controlled efficiently there by means of a digital system that includes smart sensors and a software platform. Upcycling, together with natural ventilation and lighting, forms part of the sound sustainability practices applied in the design and regeneration of the building. That regeneration in itself delivers a reduction in the carbon footprint compared with the construction of a new building.

All Evolis Properties spaces are offered for rental only, which allows energy use to be optimised with the participation of tenants. Ebene Skies, newly built in 2009, is also operated efficiently in terms of energy savings, renewable energy sourcing and waste management, with the use of digital solutions.

The Evolis portfolio today covers 140,000 m² and includes Ebene Skies at Ebene, Flexeo at Solitude, Konecteo at Arsenal and Nouvelle Usine at Floréal, as well as several other assets at Curepipe, Vacoas and Quatre Bornes.
