Interview with CEO of landscope Mauritius

Landscope Mauritius is one of the country’s largest real estate developers responsible for key landmarks such as Port Louis Waterfront, Ebene Cybercity and extensive commercial areas across the island.

PropertyCloud sat down with the CEO, Nalia Hanoomanjee, to find out more about one of Mauritius’s leading real estate developers.

What is the LM asset portfolio today and what do you offer to tenants?

Landscope Mauritius has the most diverse property portfolio in the country i.e more than 140,000m2 of space managed by Landscope Mauritius and composed primarily of industrial, Office, Retail, and Conferencing/Events. In terms of land, we currently have within our portfolio more than 3,000 acres strategically located close to the airport or port as well as Cote D’or, a central location with upcoming major developments.

We provide flexible terms, be that it on sale or lease with regards to land and are extremely competitive when it comes to rental rates of office and industrial space.

What were the highlights of Landscope Mauritius during the past 5 years?

During those 5 years, we have increased the occupancy with international tenants eg Solocal INteractive Ltd's, Imex Pharma International in Rose Belle Business Park, and in our industrial buildings.

We focused on our existing tenants providing real estate assistance to their business expansion. We believe in adding value to the business of our tenants, and with this in mind, we have completed the major refurbishment of Cyber Tower 2 where the key tenants have been provided adequate room for expansion. In the same wavelength, we also completed the Phase1 renovation of Cyber Tower 1.

We redeveloped Port Louis Waterfront and extended the total retail area with an additional food court and square where people feel at ease to stroll, shop, eat and relax with their families.

A Business and Industrial Park in Riche Terra was also developed, out of which 95% of the 326 acres of industrial land has been leased to developers to set up their warehouses, logistics parks, etc. Most plots have been sold with only 7 remaining averaging 1 acre.

Last but not least, during these unprecedented times of COVID, we provided support to out tenants by establishing adequate sanitary protocols, social distancing within buildings and flexible rental payment terms.

What are some of the key upcoming projects for 2022?

Our focus for the year with be on the first residential project in Cote d’Or, Les Salines Waterfront, Pharmaceutical Park in Rose Hill, Cote d’Or Technology Park, Phase 2 refurbishment of Cyber Tower 1, and the completion and opening of Port Louis Waterfront new phase accommodating new restaurants overlooking the water.
